The Boulevard Estate is an award winning master planned residential estate located approximately four kilometres from the Shepparton CBD. Spiire were engaged by The Boulevard Corporation to provide integrated urban designtown planningsurveyingcivil engineering, landscape architecturewater engineering and construction consultancy services for the project. Characterised by tree-lined streets with picturesque views, the 400 lot development integrates into the surrounding landscape with its informal network of park lands.

Spiire was responsible for the delivery of all major infrastructure items that service the estate. These include floodways, wetlands, regional sewer pumps stations, distribution water mains, collector roads and a series of park lands across the development.

The team worked closely with the developer to realise the value of the land given a majority of the 70-hectare site was low lying and subject to flooding. Our brief from was to create higher and better land use, ultimately increasing the size of the development by 250 residential lots, which more than doubled the yield of the development.

To understand this value, Spiire undertook a complex drainage analysis to assist the rezoning request, which incorporated a 20-hectare man made constructed floodway. The floodway sits to the east of the development and includes a series of swales and wetlands within the base of the floodway to manage water quality and flooding before entering the Goulburn River.

Our drainage strategy resulted in no net flooding impact on the greater catchment area and the amenity was also improved through the work provided by our Landscape Architecture team.

The vision from the landscape architects was to recreate the riverine environments from the Goulburn River bushlands. This has resulted in the floodway becoming an attractive landscaped reserve, providing the estate and wider Shepparton community with a significant amenity with river access.

In 2016, Spiire won the UDIA Victoria Consultant of the Year Award for our work on this project.
