Spiire was engaged by YourLand Developments to provide integrated Civil Engineering, Construction Consultancy, Town Planning, Urban Design and Water Engineering services at the Officer Fields estate in Melbourne’s growing south-east corridor.

The estate is being developed in three phases, with the initial precinct delivering 200 lots in Stages 1-4.

We provided detailed advice through the land acquisition process and positioned the project for delivery soon after YourLand secured the site. Our teams then worked collaboratively to decommission the existing agricultural uses and obtain planning and authority approvals.

The civil assets to support the estate include significant upgrades to a combined 1.2km stretch of McMullen and Brown Roads. Due to out of sequence surrounding development, the estate also required the upgrade of 900m of water main and sewer outfall.

Our civil team also provided construction consultancy services for the first phase of the estate, led by local engineers from our Gippsland team in Warragul.

With two further phases in the pipeline, Officer Fields continues providing rich opportunities for our civil and water engineers, town planners and urban designers to work together and develop creative solutions.

Gum Scrub Creek

The vision for the Officer Fields community includes substantial open space centred around a constructed waterway, Upper Gum Scrub Creek.

Our Civil and Water Engineering teams are collaborating to develop this new asset, including coordinating the estate and waterway works for the approximately 500 metres of creek constructed to date in Stages 1-4.

Bordered by open space and pedestrian links, the creek is a key feature of the new community, running the length of the site and extending further south. Beyond the amenity for future residents, it provides flood conveyance and a habitat for endangered species such as the southern brown bandicoot and growling grass frog.

Our engineers navigated several complexities in the design and construction of the waterway in conjunction with multiple stakeholders to meet the requirements of Melbourne Water, the Precinct Structure Plan and an intersecting APA easement.
