Spiire was engaged by Lillrose Developments to provide integrated surveying, civil engineering, water engineering, landscape architecture, urban design and town planning services for the Charlemont Rise development.
The site has a natural elevation, which will provide panoramic outlooks back to the existing Geelong city and across to the You Yangs. This development will offer shopping, educational and community amenities, set amongst over 1,400 residential lots. Charlemont Rise is a highly accessible location only a few minutes’ drive from the Geelong Ring Road. Public transport is also available from the nearby Marshall Station.
Spiire successfully obtained the necessary statutory approvals for the re-purposing of the site for urban development and our Town Planning team advocated on the client’s behalf during the Victorian Planning Panel’s process and subsequently obtained the necessary permit to allow development to commence.
Our Urban Design and Landscape Architecture teams have collaborated to retain existing native vegetation within a large public open space reserve, and have included an innovative road design, conservation reserves and selected pocket parks in their design. Each of these aspects has been important to allow development to complement the site’s natural assets.
Charlemont Rise is a staged development inclusive of future commercial and education facilities and is over a number of existing titles.
Our Surveying team managed the staged land release and in close collaboration with our Civil Engineering team facilitated titling of new lots.
Our Civil Engineering team have taken the overall project management role during the delivery phase and are working closely with the client, contractor and relevant authorities to complete the staged project.
This includes the upgrade of the existing Collector Road, Horseshoe Bend Road, that bisects Charlemont Rise. The full service road upgrade required significant design and scheduling to complement the upgrades to the adjacent Barwon Heads Road and Surf Coast Highway.
