Spiire’s Civil and Water Engineering teams were engaged by Satterley Property Group to undertake engineering services for the masterplanned Arcadia development in Officer.
The development incorporates 25ha of open space including a number or waterways and wetland as well as arterial roads, signalised intersections, South East Water shared assets and a range of townhouses and conventional residential lots.
The scope included the delivery of the Officer South Drain, a major constructed waterway with an upstream catchment of approximately 800ha. The Melbourne Water Drainage Scheme also required Spiire to deliver a second constructed waterway, a sediment pond, a complex network of Melbourne Water major drainage and two culverts crossings.
Due to out of sequence development in the Officer area there were a number of complexities in designing and constructing an outfall to allow flood water conveyance to Cardinia Creek. The Spiire team worked closely with Melbourne Water, VicRoads and a number of other stakeholders to enable a long-term interim design solution to mitigate flooding downstream rural properties and degrading the existing waterways.
Further challenges were faced during the development of an environmental management and construction plan and then during construction of the major 75m wide waterway. With such a large upstream catchment and high water table, the management of surface and groundwater was critical. Spiire’s close working relationship with the geotechnical engineer and the civil contractor has been pivotal to developing options to dewater and divert flows to enable construction to proceed.
