We secured planning permission for a substantial commercial facility in East Bendigo’s industrial precinct.

Spiire’s Town Planning team was engaged by Prime Urban Group to obtain planning approval for the development of a mixed-use industrial estate.

Located at 8-16 Rohs Rd, East Bendigo, the 2.23ha Prime Business Park will include 17 offices, 57 warehouses, two large factories and an onsite café when complete.

Local town planners from our Bendigo office worked closely with the City of Greater Bendigo to navigate the approvals process and advocate for a successful outcome.

Given the site’s location in an Industrial Zone 1, a permit was required to facilitate the development. We coordinated inputs from a number of external subconsultants, such as traffic reports and environmental assessments, to support the application. This included advice from our local Civil Engineering team, who developed the site’s stormwater management strategy.

Our planning team negotiated with Council in response to requests for information and, following on from the permit approval, continues working with our client to manage the conditions.

The approval included for a 79-lot subdivision to accommodate the site’s design for a mix of offices and warehouses, ranging from 109-359 sqm. Prime Business Park aims to create a hub of flexible spaces for an array of different businesses to operate, in keeping with demand from the local market.
