The 1000-lot Virginia Grove masterplanned community is a UDIA SA award-winning development situated in the established Virginia township in the City of Playford, as part of Adelaide’s rapidly growing outer northern corridor.

Spiire’s Adelaide team have been engaged by local developer Lanser to provide civil engineering, water engineering and construction consultancy services for the estate’s last five stages consisting of 183 lots.

The scope of work includes the detailed design of roads, drainage, and critical infrastructure to service the future development areas, for Stages 17, 19 and 20 to 22.

The outer north’s extremely flat landscape has enabled a relatively straightforward design approach and execution, however, saw-tooth grading methods were applied to design roads efficiently, to minimise fill and associated earthworks required to successfully meet Austroads minimum grade criteria.

Road design includes the residential roads within the estate as well as the upgrade of McEvoy Road (currently a dirt road which is the main frontage to the southern portion to the site), that will connect to a proposed roundabout at Old Port Wakefield Road.

The Stage 17 drainage design outlets into a new swale drainage link, which forms part of a major existing drainage system comprising of a detention basin and lake, which will also serve as a public amenity for the new community.

Additional key infrastructure as part of Spiire’s overall scope includes a water sensitive urban design asset, a sewer pump station, sewer and water reticulated services, and NBN design.

Detailed design for Stage 17 was approved in October 2023 within a swift four week design and two month approval timeframe. Feedback from our client from the process was that ‘this was by far the quickest design and approval process (they’ve) had in (their) time at Lanser.’

With design for all remaining stages now complete, we look forward to continuing to work with our client as the balance of construction progresses.
